Dear Friends of the Center for Real Estate:

The year 2010 is well underway, and we all have certainly been faced with our share of challenges in connection with the economy and its impact on our sector. Despite these trying circumstances, however, the Center for Real Estate continues to demonstrate a strong level of commitment to our constituents through the various activities you will read about in the following news bullets and is maintaining a steady path of progress and development.

Last year we were excited to report that our real estate program at UC Irvine's Paul Merage School of Business made a debut in the US News & World Report annual ranking of Top Business School with a Real Estate Specialization. This year we are pleased to share with you that our Merage full-time MBA program leaped 15 slots - to number 36 - in the U.S. News & World Report annual ranking of America's Best Graduate Schools, the largest leap forward of all schools in the rankings. Among public universities, the Merage School ranks 16th overall. Also, Merage ranked 1st among all schools -- including perennial front runners Harvard, Wharton and Kellogg -- in terms of placement of our students at 90 days after graduation. We in the real estate program have definitely noticed an uptick of interest this spring by employers in bringing our real estate students on as interns or new hires.

The Center would like to welcome Rebecca Hall and Stephen Duffy as the newest members of our Advisory Board. Rebecca Hall is President & CEO of Idea Hall, a full service marketing and communications agency that she founded in 2003. Located in Costa Mesa, the agency develops results-oriented marketing programs for clients that operate in 30 major markets nationwide, with a specialty in commercial real estate. Stephen Duffy is a Managing Partner in the Orange County office of Moss Adams, the 11th largest accounting and consulting firm in the United States, and the largest headquartered in the West. Stephen leads the firm's real estate consulting and investment banking practice, with more than 28 years of industry experience. We would like to offer our utmost appreciation to Rebecca and Stephen for their contributions to the Center and are delighted to have them on board. ICSC Next Generation Conference

On Wednesday, April 18, the Merage Real Estate Association will host its Second Annual International Council of Shopping Centers (ICSC) Next Generation Conference on campus at UCI. This Center-sponsored event will discuss topics related to the retail asset class, including market trends, asset management, entrepreneurship opportunities and job placement opportunities. Real Estate Breakfast Series

Tenants drive the recovery, so what is driving the tenants? Are tenants looking at the current state of the real estate markets from an offensive or defensive posture? How do their decisions and priorities impact their space decisions, and ultimately how they proceed with potential lease transactions? We will seek to answer these and other pressing questions as we continue our popular breakfast series on May 5 at the Pacific Club in Newport Beach. Our esteemed panel includes Doug Holte, Irvine Company, Peter Capuciati, Executive Managing Director, Studley, Inc., Rick Rayson, Deloitte, Craig Farrington, Research Director, CoStar, John Mulvihill, Vice President of Real Estate Equity, Pacific Life, and Karen Thomas, LPA Architects. May 12, 2010 – UCI REA Boss Talk

The Boss Talk series is an exciting forum where leaders from top real estate firms provide their candid thoughts on the real estate environment. On May 13, an esteemed panel of Orange County's top multifamily executives will provide an in-depth glance into the apartment market. This interactive session will offer commentary on market forecasts, operational trends, the financing environment, portfolio and recapitalization strategies, and creative new opportunities within the market. This distinguished panel of speakers will include Mary Ann King, President, Moran & Co., Jeffrey Allen, CEO, RainTree Partners, Jerome Fink, Managing Partner, The Bascom Group and Craig Jones, Director, Irvine Company Apartment Communities. The event will be held in at the Executive Commons at the Merage School of Business and typically attracts approximately 100 guests. Sponsored by the Center for Real Estate, UCIREA produces a number of events each year focused on information sharing and networking among industry participants. Recognizing the need to give back to the community, UCIREA contributes 25% of its net proceeds to the Building Block Foundation Fund, a philanthropic organization that channels the goodwill of the local real estate industry into worthy community causes. UCI CRE Team Competes in ULI-Hines Design Competition

UCI CRE Team Competes in ULI-Hines Design

Early this year, the Center sponsored its first student team to compete in the ULI-Hines Student Urban Design Competition. Currently in its eighth year, this prestigious national competition invites graduate students from a variety of disciplines to team up and design a responsible urban land-use project. The Center fielded a team of five heavy hitters in the disciplines of real estate urban planning, architecture and Urban Design. The team consisted of Sean Rawson and Jason Ireland, UCI Paul Merage MBA Students, Yu Xie, UC Irvine Master of Urban Planning Student, Robert Lisauskas, Southern CA Institute of Architecture Master of Urban Design Student and Karen Filippe, Southern CA Institute of Architecture Master of Architecture Student. Kevin McKenzie of Palisades Partners and Professor Kerry Vandell helped to execute the game plan, serving as professional and faculty advisors. Congratulations to our team for elevating their game and making an enduring contribution to responsible land use.


Executive Mentorship Program

Executive Mentorship Program

The Real Estate Mentorship Program is dedicated to providing graduate students with both the technical and leadership skills needed to thrive in the real estate industry. The program pursues a methodical approach to interviewing and classifying students to ensure that they are matched with proteges who share their interests and can provide a unique learning experience. Spearheaded by Associate Director Anna Liza Garza, mentors and proteges have monthly meetings and share in three great on-campus events, including the Program Kick-Off event in January, the Mid-Point Mixer in April and the Appreciation Breakfast in October, which highlights some of the outstanding accomplishments achieved by the participants. Mentors are also invited to attend the Distinguished Speaker Series on May 6 featuring John Krafcik, President and CEO of Hyundai Motor America. Bixby Land Company Hosts "Day on the Job" Event

Bixby Land Company Hosts

The Center believes that hands-on experience and on-the-job training are integral to the learning experience. On March 5, 2010, 15 students attended they year's first "Day on the Job" event at the headquarters of Bixby Land Company. The event, which provides students with access to high-level executives and an opportunity to delve into the inner workings of some of the region's top firms, featured a presentation by Bixby Land Company CEO Bill Halford , Vice President of Acquisitions Mike Severson, Vice President of Leasing and Marketing Steve Center and Acquisitions Associate Brett Turner. The presentation gave students an inside perspective of the acquisition process, taking them step-by-step through the various nuances involved in closing a deal. "From Crisis to Recovery:" Third Annual Research Symposium

Third Annual Research Symposium

On February 18-19, an international consortium of leading researchers converged on the Surf & Sand Hotel in Laguna Beach for the Center's Third Annual Research Symposium. This year's symposium, entitled "Commercial Real Estate & Mortgage Markets in Crisis & Recovery," analyzed the residential and commercial real estate markets and their challenging road to recovery. Nearly a dozen researchers from the US and Asia presented a series of studies, addressing such key issues as the market performance of green buildings, REITs and private real estate, imperfections in the CMBS markets, and issues in governance and refinancing. Keynote speakers included Scott Simon, Managing Director, of PIMCO and Brad Case, Vice President of Research & Industry Information at NAREIT, with Professor Kerry Vandell presenting a synthesis of the meeting's discussions and findings at the conclusion of the event. Is it Next Year Yet? Breakfast Meeting Aims to Find Out

Is it next year yet? On January 20, 2010, the Center for Real Estate attempted to find out with the first breakfast event of the year: "Did 'Wait Until Next Year' REALLY Mean 2010?" Held at the Pacific Club in Newport Beach, the meeting featured a lively discussion on the paucity of commercial real estate sales activity during 2009 and offered key insights into just when the economic outlook and transaction volume will improve. Panelists included Greg Blomstrand of American Realty Advisors and President of NAIOP SOCAL, Jeff Cole of Cushman Wakefield, Adam Edwards of Eastdil Secured, Kevin Shannon of CB Richard Ellis and Richard Walters of Faris Lee Investments. Special thanks to NAIOP SOCAL for organizing this valuable session as part of their Charter Board Member contribution to the Center!

2010 Annual Spring Board Meeting & Symposium

On March 18-19, more than 100 board members participated in our Annual Spring Board Meeting & Symposium. The two-day event at Newport Beach's Balboa Bay Club kicked off with a reception and dinner with a keynote speech by former Congressman and SEC Chairman Chris Cox and welcoming remarks by Paul Merage. The following day featured a series of addresses, panel discussions and interactions, including a Center for Real Estate Update by Professor Kerry Vandell, keynote address by Ethan Penner of CB Richard Ellis Investors, three panel sessions headed by board members Bill Halford, Phil Belling and Robert Brunswick, and a concluding lunch session that reported the results of a new Orange County Business Leaders Survey produced by Allen Matkins and The Center for Real Estate. Special thanks to all the guests and board members who attended for making this a memorable and productive session and helping to further the Center's contribution to the real estate community.

Undergrads Learn Real Estate from the Ground up in New Course

Next spring, Professor Kerry Vandell will expand real estate education at UCI with his newest undergraduate course, Introduction to Real Estate. This course provides students with a fundamental understanding of the commercial and residential real estate markets. The course takes an interactive approach, featuring case studies, deal analysis, problem solving activities and guest lectures by influential members of the real estate community. Students that complete the course gain a working knowledge of the tools, trends and key players that drive the industry.

Alumni Spotlight: Gary Swon

This spring, the Center shines its spotlight on Merage School of Business MBA graduate Gary Swon. Gary's 25 years of commercial real estate finance experience have been an invaluable asset to the University, where he has maintained his connection as a guest lecturer to the Merage School of Business. Gary currently serves as a Managing Director in the Real Estate Advisory Group of The Royal Bank of Scotland where he is focused on commercial loan originations for the public securitization, private placement and international bank syndication markets. Gary also provides a variety of advisory services to owners of commercial real estate including public and private REITs, investment funds and corporations, and covers commercial banks and insurance companies for portfolio management strategies. He has been a member of the commercial real estate finance team at RBS and its predecessor, Greenwich Capital Markets, for 13 years. Gary and his real estate finance team at RBS recently completed the capital markets' first multi-borrower commercial mortgage backed securitization since that market froze in 2008. This landmark transaction has been heralded as the re-emergence of capital markets finance for commercial real estate. The Center wishes to congratulate Gary on his continued success and thanks him for his ongoing support.

Faculty Spotlight: Major Coleman

The already impressive list of accomplishments for doctoral candidate Major Coleman continues to grow. While working as a teacher's assistant for several real estate courses at the Merage School of Business-including Mortgage Backed Securities and Intro to Real Estate-Major has found success beyond the classroom as the co-author of numerous published and working papers on real estate. An accomplished student, Major was the sole recipient of the Citigroup Foundation Finance Doctoral Scholarship and earned a spot on the Dean's list for his undergraduate work at Stanford University. Prior to pursuing his Doctorate in Finance at UCI, Major worked as a financial analyst in New York for both Goldman, Sachs & Co. and Merrill Lynch & Co.

Merage Students in the Community: Building Block Charity Event

On March 4, students and alumni of the Paul Merage School of Business showed their support for the Building Block Foundation Fund by attending and supporting the foundation's Fifth Annual Celebration Event: "Perseverance" at the Balboa Bay Club in Newport Beach. The event benefited organizations such as KIDWORKS, Orangewood Guardian Scholars, Project Access, Taller San Jose and the Newport Sports Museum. The event featured an inspirational message by Rick Neuheisel, coach of the UCLA Bruins, with attendees enjoying a cocktail reception and dinner, as well as live music from Dustin White and the Jeff Jones Trio. UCI alumni Laura Sheen, Jay Tanjuan and Alex Rapoport, who serve on the advisory board for Building Block Foundation Fund, assisted with garnering corporate sponsorship, raising awareness for the event and encouraging UCI students and alumni to get involved. As members of the UCI Real Estate Alumni Group (UCIREA) Leadership Committee, the trio has helped build a partnership between UCIREA and the Building Block Foundation Fund, raising money through the donation of proceeds from quarterly speaker panels at UCI. Congratulations to Laura, Jay and Alex for making a positive impact on their community and reminding us how much the real estate industry can help those in need!
