Professional Expertise

Royce has over 20 years of tenant representation experience with a focus on strategic real estate planning for national law firms and technology companies.  He established Studley’s Orange County operation in 1987 and serves as managing principal for that office.  Over his career, Royce has represented tenants in more than 7 million square feet of transactions with a consideration totaling over $1.2 billion.  Royce is an authority in tenant-landlord negotiations, representing large corporate space users such as Pacific Life, Gateway, Autobytel, Emulex, Quest Software, and Western Digital.  Some of his recent notable corporate headquarters assignments include: Emulex, an international designer and developer of storage network devices, which has leveraged Royce’s skills throughout the country, including securing its 245,000-square-foot corporate headquarters; Quest Software, an applications software solutions company, which utilized his expertise to consolidate their 165,000-square-foot corporate headquarters and to negotiate dozens of sales and engineering offices around the world; and Pacific Life, the life insurance giant who tapped Royce to lead Studley’s Orange County team in negotiating its 245,000-square-foot build-to-suit building in Aliso Viejo.  Royce’s credibility with real estate media and organizations has established him as an expert resource on Orange County.  He often serves on industry panels and is a frequently quoted in regional and national dailies, business journals and real estate trade publications.  Royce is among the select group of partners who purchased Studley from its founder in 2002.

Activities & Achievements

Royce is a member of the board of directors of the Pediatric Cancer Research Foundation, UC Irvine Graduate School of Management Real Estate Advisory Council, and the Irvine Terrace Homeowners Association.  In 2005, Royce received Studley’s first ever Community Involvement Award for his commitment to community service.  In 2004, Royce led a team of Studley brokers to found the Studley Southern California Community Involvement Committee.  This task force selects various charities in the Southern California region for dedicated volunteerism and financial philanthropic gifts.

Education

Royce received his Bachelor of Arts in political science from UCLA.
